It is important though, not to forget about the big picture details that will matter down the road. Doing things like asking the right questions and getting the home inspected will impact your future enjoyment of the home.  If you are about to buy a new construction home make sure you follow these guidelines.

Know who the Builder Is

You want to know everything you can about the builder.  Research to see if their are any testimonies or complaints about the builder to give you a better idea.  Check with the builder about their insurance policy.  Also ask the builder about the subcontractors that they use to make sure these people are also good.

Make Sure to Hire a Real Estate Pro

There may be a sales representative that you are working with when building a new construction home, but it is important to remember that they work for the builder.  You want to have someone that is advocating for you and can help you find out the answers.  This person can also guide you through the ins and outs of building a new home.  Remember, you will not necessarily have to pay this partner as the builder will pay their commission.

Asks What You Get

Before signing any paperwork you will need to know what is included in the home and what the add-ons are.  The model home that you toured could have plenty of upgrades that you really like but are not included in your base new construction home. Understand this from the beginning.

Fine Print is Important

Contracts for new construction homes generally only protect the builder which is why it is important that you have both your attorney and real estate professional look them over before signing.

Get the Home Inspected

Inspections are not only for older home.  Builders can make mistakes which is why you have the home inspected before the drywall goes up and before closing.

Make Sure Everything is Right

You will want to do a final walk through with the builder to make sure that everything is as it should be.  This is the time to get any cosmetic problems fixed and to check to make sure everything you wanted is there.

In some ways, building a new construction home is more exciting but just as stressful as buying an older home. Either way, clear communication is key. As long as you ask the right questions and have people who are working with you throughout, the process can go smoothly.
