If you’re looking to sell or just looking to do an outdoor remodeling project, there are many benefits to upgrading the outside of your property. According to a recent study done by the National Association of Realtors and the National association of landscape professionals, 96% of realtors suggest that sellers improve their curb appeal before listing their home. In addition, basic lawn care and maintenance ranked first on a list of projects that appeal to buyers. The study ranked the following outdoor remodeling projects as the most likely to add value to a home at resale (listed from highest to lowest):
For those not looking to sell quite yet, these projects also yielded return in other areas, such as happiness and satisfaction. One project that returned the highest results of accomplishment and happiness was adding a pool to your home. The study found that a new pool comes in number one in the enjoyment home owners gain from an outdoor remodeling project. Ninety-five percent of home owners who completed a pool project said they have a greater desire to be home; 90 percent feel a major sense of accomplishment; and 80 percent say they have an increased sense of enjoyment when they are at home, the study finds. In addition to a pool, adding a new wood deck, patio, or overall landscape upgrade scored high in personal satisfaction, as well as being 100% recoverable in cost if the homeowner does decide to sell. The study concludes that bigger more expensive projects are better for someone looking to do the project for themselves to get personal enjoyment and satisfaction, while smaller projects that are less expensive will bring potential sellers the most value back upon resale.
